Winnipeg’s hotel scene is undergoing a wave of transformation, with major upgrades and new developments on the horizon, along with a few brand-new properties ready to wow.
In March, the historic Fort Garry Hotel unveiled its Vice Regal Collection of rooms and suites, blending old-world elegance with modern comforts.
Meanwhile, the Fairmont Hotel Winnipeg is set to close this summer for a full five-star renovation, including all 340 rooms and key amenities, with a reopening planned for spring 2027.
Adding to the momentum, Western Canada’s first Hyatt Centric is slated to open later this year, offering a new boutique-style stay downtown on Broadway.

Now open & newly renovated
Holiday Inn & Suites Winnipeg Downtown - 360 Colony Street
In summer 2025, the Holiday Inn Downtown was completely renovated with impressive new room designs and the addition of Commons Social Kitchen + Bar, a new restaurant on the ground floor. The upgrades of this eco-certified hotel have seen it become H5 Certified — the highest brand standard set by Holiday Inn — while it’s now ranked #2 across all Holiday Inns in Canada.
Conveniently located right beside the University of Winnipeg campus, just steps from Winnipeg Art Gallery-Qaumajuq and two blocks from Canada Life Centre, Hargrave Street Market and the RBC Convention Centre, the location can’t be beat for convention delegates.
Sandman Signature Winnipeg Airport Hotel & Suites - 1760 Sargent Avenue
The airport area’s Sandman properties are now even dreamier. The brand-new Sandman Signature Winnipeg Airport Hotel & Suites opened in September 2025, featuring 215 well-appointed guest rooms; an indoor pool, one-storey waterslide, and hot tub surrounded by floor-to-ceiling windows; and a state-of-the-art 24/hour fitness centre.
The new pet-friendly property also contains 4,400 square feet of meeting and banquet space, and the chain restaurant Tavern on King Edward.
Fort Garry Hotel, Spa and Conference Centre - 222 Broadway
A Winnipeg landmark for 112 years, the city’s castle just unveiled a whole new VIP floor fit for royalty. The Vice Regal Floor – whose first guest was none other than Prime Minister Mark Carney – features 12 guest rooms, three luxury suites and the Vice Regal Lounge, a chic new area to unwind that’s only open to guests staying on the floor.
The stylish Vice Regal Lounge alone is worth booking the new floor (whose rates are $200 more than a regular stay). It features a sommelier-curated wine cabinet (which includes a button to call the hotel's sommeliers for service), self-serve espresso makers and tea bar, and plush seating for up to 36 people on a mix of banquettes, bistro tables and love seats.
The result of a $1-million renovation, the exclusive floor flaunts a design philosophy of modern, sleek and hidden. Every room is slightly different, with elements like clandestine Nespresso coffee machines and fridges within wall-mounted side boards, nooks with banquettes and tables for additional seating, and some of the coolest light fixtures and switches (which have no switch at all) you’ll find in the city.
The bedding and towels are also as plush as the coats of the polar bears featured in the hotel’s new Churchill Photo Gallery – which connects the hotel to Fort Garry Place. The rooms’ all-marble bathrooms flaunt heated floors, gorgeous sinks, backlit mirrors and walk-in showers replete with products from Fig & Yarrow Apothecary.

Hyatt Centric - 325 Broadway
Set to open later this year, this boutique, six-storey 140-room property will be the first Hyatt Centric brand in Western Canada, and only the second in Canada. Along with a chic open concept lobby, the pet-friendly property will feature a spa, restaurant, fitness centre, meeting facilities and digital check-in.
The rooms will all have a fun contemporary design, with the current building getting a $38.6 million overhaul. The location between Hargrave Street and Donald Street on Broadway makes the hotel a 2-10 min walk from all of downtown’s major offerings, including The Forks, RBC Convention Centre, Canada Life Centre and the Manitoba Legislative Grounds. You’ll also note it's directly across the street from the legendary Oh Doughnuts.
The Fairmont Winnipeg
You have until July 1 to stay at Portage and Main’s iconic Fairmont Hotel in its current incarnation. After then, you’ll have to wait until Spring 2027 to see all the work its owners, James Richardson & Sons Ltd, will be putting into the 21-storey hotel that overlooks the city’s most famous intersection.
All 340 guest rooms, its iconic Velvet Glove restaurant, the lobby bar, indoor pool, Fairmont Gold Lounge, gym, sauna and event spaces will be part of a massive upgrade that will result in, according to Richardson & Sons Ltd president Thor Richardson, “a leading hotel in the country.”
The storied Winnipeg company has earmarked more than $120 million for the project which will transform it into a five-star hotel.
